Why fences lean in Indiana — and why ours don't.
If you've watched a neighbor's fence start leaning after its first or second winter, you already know the problem. Kosciusko County's heavy glacial clay soil and hard freeze-thaw cycles — ground freezing 36 to 48 inches deep — are the #1 cause of fence failure in this area. It has nothing to do with the fence material. It's entirely about how the posts are installed.
- ✓36" Minimum Post Depth
Posts set below Indiana's frost line so freeze-thaw cycles can't push them out of the ground year after year.
- ✓High-PSI Concrete Fill
Every post is set in concrete — not packed dirt or gravel — to lock the post in place and prevent heaving in clay soils.
- ✓Contractor-Grade Materials
We specify the materials we install upfront. No surprises, no big-box-store substitutions. You'll know exactly what you're getting before you sign.
- ✓Permit & Code Navigation
Warsaw city limits vs. Kosciusko County rules differ. DNR shoreline setbacks add another layer. We handle the paperwork — city permits, flood zone requirements, HOA coordination.

FREQUENTLY ASKED
Questions Warsaw Homeowners Ask Us
How much does a new fence cost in Warsaw?
Most residential fence projects in the Warsaw area run between $3,500 and $15,000, depending on linear footage, material, and height. Wood and chain link sit at the lower end; vinyl and aluminum cost more but require almost no maintenance. We give every customer a free written estimate with itemized material costs — no ballpark figures, no surprise add-ons.
How deep do you set your fence posts?
Every post we set goes 36 inches below grade in concrete. That's well below Indiana's frost line, which is what keeps fences from heaving and leaning during freeze-thaw cycles. Most budget installers stop at 18 to 24 inches — and those are the fences you see leaning by the second winter.
How fast can you get my fence installed?
Once your estimate is signed, most residential projects are completed in three days or less from the day we start — including removal of any existing fence. Scheduling lead time depends on the season; spring books up fastest, so call early if you want a fence in by Memorial Day.
Do you handle permits and local regulations?
Yes. The City of Warsaw and Kosciusko County have different fence rules, and lakefront properties require DNR setback compliance. We know the difference and we handle the paperwork so you don't have to figure out which jurisdiction applies to your address.
Do you install fences on lakefront properties?
Yes — lakefront installations are one of our specialties. We've installed fences on Lake Wawasee, Webster Lake, Winona Lake, and Tippecanoe Lake. Indiana DNR requires a 35-foot setback from the legal lake level, and we design every lakefront fence to comply with that rule while preserving your view.
Are you licensed and insured?
Yes, fully insured, locally owned, and Kosciusko Chamber of Commerce. We're based right here in Warsaw at 1110 Brubaker St — not a contractor who'll be unreachable when your warranty call comes in.
